{"id":459,"date":"2021-01-10T00:00:03","date_gmt":"2021-01-09T23:00:03","guid":{"rendered":"https:\/\/pt.gate-away.com\/blog\/?guide=property-taxation-portugues"},"modified":"2025-01-08T14:37:25","modified_gmt":"2025-01-08T13:37:25","slug":"tributacao-imobiliaria","status":"publish","type":"guide","link":"https:\/\/pt.gate-away.com\/blog\/guia-de-compra\/tributacao-imobiliaria\/","title":{"rendered":"Tributa\u00e7\u00e3o imobili\u00e1ria"},"content":{"rendered":"\n<p>Se estiver a pensar quanto custa comprar e possuir um im\u00f3vel em It\u00e1lia, a an\u00e1lise seguinte poder\u00e1, assim o esperamos, clarificar o sistema de tributa\u00e7\u00e3o de im\u00f3veis em It\u00e1lia neste momento.<\/p>\n\n\n\n<p>Existem basicamente <strong>2 categorias de impostos que todos, residentes ou n\u00e3o, devem pagar<\/strong> ap\u00f3s a compra de uma casa em It\u00e1lia:<\/p>\n\n\n\n<p><strong>1)<\/strong> <strong>Taxas relativas \u00e0 transmiss\u00e3o de propriedade<\/strong> tais como <em>imposto de registo<\/em> (imposta di registro), <em>imposto de transcri\u00e7\u00e3o<\/em> (imposta ipotecaria), <em>imposto de inscri\u00e7\u00e3o no registo predial<\/em> (imposta catastale) e IVA. O IVA \u00e9 geralmente cobrado na compra de um im\u00f3vel comprado a uma empresa de renova\u00e7\u00e3o ou a um construtor no prazo de 5 anos ap\u00f3s a conclus\u00e3o dos trabalhos no im\u00f3vel. Os outros tr\u00eas impostos (imposto de registo, imposto de transcri\u00e7\u00e3o e imposto de inscri\u00e7\u00e3o no registo predial) s\u00e3o geralmente baseados no \u201cvalor cadastral declarado\u201d do im\u00f3vel na escritura de venda denominada \u201cRogito\u201d. Notavelmente, o valor cadastral \u00e9 inferior ao pre\u00e7o de mercado do im\u00f3vel, uma vez que se baseia em avalia\u00e7\u00f5es que na maioria dos casos foram feitas h\u00e1 v\u00e1rios anos atr\u00e1s.<\/p>\n\n\n\n<p>Se algu\u00e9m comprar a sua <strong>primeira habita\u00e7\u00e3o<\/strong>, tamb\u00e9m chamada <em>prima casa<\/em>, a uma empresa ou a um vendedor privado sem aplica\u00e7\u00e3o de IVA, atrav\u00e9s da qual se pode mudar para o im\u00f3vel no prazo de 8 meses ap\u00f3s a assinatura do contrato final, viver no im\u00f3vel por mais de 6 meses por ano e se o im\u00f3vel n\u00e3o for classificado como <strong>im\u00f3vel de luxo<\/strong>, ent\u00e3o o imposto de registo, tamb\u00e9m conhecido como \u201cimposta di registro\u201d \u00e9 de 2% do valor cadastral do im\u00f3vel. O imposto de inscri\u00e7\u00e3o no registo predial (<em>imposta catastale<\/em>) e o imposto de transcri\u00e7\u00e3o (<em>imposta ipotecaria<\/em>) s\u00e3o de 50 \u20ac cada.<\/p>\n\n\n\n<p>Para segundas habita\u00e7\u00f5es (<em>seconda casa<\/em>) o imposto de registo \u00e9 de 9% e \u00e9 aplicado sobre o valor cadastral no caso de o comprador ser uma entidade privada, ou sobre o pre\u00e7o de compra se for uma entidade empresarial. O imposto de transcri\u00e7\u00e3o e o imposto de inscri\u00e7\u00e3o no registo predial s\u00e3o de 50 \u20ac em cada caso.<\/p>\n\n\n\n<p>O imposto de registo vem com um pagamento m\u00ednimo devido de 1000 \u20ac.<\/p>\n\n\n\n<p><strong>2)<\/strong> Os <strong>impostos sobre a propriedade<\/strong> incluem o <strong>NUOVA IMU<\/strong> (imposto sobre a propriedade do im\u00f3vel) e o <strong>TARI<\/strong> (imposto sobre res\u00edduos).<\/p>\n\n\n\n<p>Apenas <strong>os propriet\u00e1rios de primeiras habita\u00e7\u00f5es est\u00e3o isentos do Nuova Imu para im\u00f3veis<\/strong> que <strong>n\u00e3o sejam classificadas como im\u00f3veis de luxo<\/strong>.
