Beautiful villa surrounded by beautiful plants and trees, in the middle of a Regional Park: Parco dei Monti Lucretili. The house is very sunny and bright and is sorrounded by two and a half hectares of land cultivated with olive groves and fruit trees and surrounded by high old trees, oaks and pines. It is close to nice and medieval villages like Fara Sabina, Montelibretti, Tivoli, Palombara Sabina. The beautiful Umbria region is around one hour away further North,  while Tuscany is around one hour and a half away.  You can reach Rome in half an hour, by train.
The villa has a nice flat garden around the house, both on the front and on the rear, covered by a  green lawn where it is possible to enjoy the sun in total privacy since the sorrounding houses are at a good distance. There are many
 (covered and open) external areas where it is possible to seat and eat outside, and a nice stone barbecue.  The land around the garden is covered by a hundred olive trees that produce a very good olive oil (Sabina oil,  famous all over the world).
The house is divided into two apartments completely independent, with independent entrances,  but connected internally by a stair, and can thus be used either by a single family or like a duplex. The first floor is composed by a big sitting room with a fire place , dining area and studio area; three double bedrooms, two bathrooms (one with a bath and one with a shower) and a large kitchen. On the grownd floor there is again a big sitting room with a fire place and a dining and studio area, two double bedrooms, two bathrooms (one of them with bath) and another   fully equipped kitchen. In addition to a spacious garage (for two cars) and a large  cellar. Both in the ground floor and in the first floor there are  large terraces and porches where you can enjoy a wonderful view of the country and of the Monti Lucretili.
Water arrives directly from the  municipal aqueduct ,   is completely drinkable and never missing during the whole year.  Heating is provided by a gas installation (Gpl) and is independent in the two floors.
Close to the villa there is a nice horse riding center ("Open Range") where it is possible to ride and to organise riding walks in the sorrounding countryside. The
 road that takes to the property is a 400 meters country road, very easily transitable, which starts from the provincial road that goes from Palombara to Moricone. This country road arrives to Monte Flavio (1000 mts) where it is possible to enjoy panoramic mountain tours.
The house  is just a few kms away from the small towns of Palombara and Moricone, where you can find all kinds of shops and restaurants, and 45 Km from Rome that  can be reached either by  Highway or by state roads (Tiberina, Salaria).  Furthermore, in 10 minutes by car you  arrive at the train station of  Pianabella di Montelibretti where a train to Rome runs every 15 minutes and takes 30 minutes to the center of Rome.  The same train takes you to Fiumicino Airport (1 hour).
