Casale della Rupe is a large restored farmhouse with beautiful established landscaped terraced gardens and outbuildings. The restoration has been carried out with great attention to detail and with above average modern fixtures and fittings. Its layout and design provide a comfortable contemporary lifestyle, whilst maintaining original features and a rustic charm. The dimensions and layout of the house lends itself to be used either as a prestigious private residence, or easily converted into a boutique hotel. Traditional materials recovered on site such as stone, terracotta tiles, and oak have been used in the restoration together with more modern materials such as glass, stainless steel and resins. The exceptional outcome has been achieved by a close collaboration between the owners, the architect, local skilled artisans, and international artists and craftsmen.
The house enjoys a sunny south-western exposure, with far reaching views of the Sibillini Mountains, the Tenna Valley, San Ruffino lake, and a number of medieval hilltop towns. To the North/North/West, hills and countryside views lead the eye towards the Adriatic sea and 'Monte Conero', enabling residents to enjoy some spectacular sunsets.
The farmhouse is located in the outskirts of the village. Access is through a uniquely designed wrought iron gate and a gravelled driveway leads to a parking and turning area in front of the house. The driveway then continues on to the garage block and large gravelled parking area at the rear.
The main house has varying roof and floor levels because it was built through the ages running down a gentle slope, yet internally it is effectively on 2 floors. This structural wizardry allows every room but one to have direct access to and from the garden. A major feature is a remarkable artist-designed illuminated glass staircase at the centre of the house.
The accommodation comprises 5 double en-suite bedrooms (of which one is an independent unit), Lounge, large Lobby/Reception area, glass walled Bar, Library/Office, large family living kitchen with direct access to terraces and Pergolati, and a Well-being area comprising Turkish bath and Sauna. The Master bedroom has a custom made Jacuzzi.
WiFi, satellite TV, underfloor heating, centralised vacum system, separate prep kitchen, and a computerised or touch screen utilities system make this property a comfortable modern dwelling without loosing the local architectural vernacular. In addition, the garage has 2 large car parking spaces with storage area, and there is a very large covered garden storage area.
The 12 x 4 mts pool runs on a very user friendly salination system and has a spectacular lead lighting system.
The terraced gardens comprise a small orchard, soft fruits and a variety of nut shrubs, as well as a decorative 'oliveto'. The emphasis being a mediterranean garden with a predominance in aromatic herbs. There is also an English flowering shrub 'room' overlooking the 'Monti Sibillini', 2 large meadows, an ancient and revered oak tree said to house Fairies, and a woodland.
Additionally, there is an outbuilding of great architectural interest in the grounds that has been earmarked for restoration with architectural plans available for two extra independent units.
