The house is set within quiet fields on the valley floor and enjoys 360° views of the surrounding mountains and national parks. It’s 4 km from the ancient market town of Sulmona and 6km from the beautiful old hilltop village of Pettorano Sul Gizio. Roccaraso, the main ski resort of the Apennines, is a half hour drive. Pescara, with its international airport, is less than an hour away on the Adriatic coast and Rome is reached in under two.
Casa La Rocca offers 306 m² of space, with accompanying terraces and balconies, and stands in 4,000 m² of land.
The large dining / living room features traditional vaulted ceilings, a large log-burning fireplace and very thick walls! It is eight meters long and four metres wide. The modernised kitchen has a granite work-surface, built-in hand made wooden units, a double sink. dishwasher, 5 ring gas hob and an eye-level double oven. There are windows to two sides and a log burning stove. Also on the ground floor is a utility / cloakroom / laundry with a toilet, bidet and basin.
Up the wide staircase of the main house there are three large double bedrooms, two of which have ensuite bathrooms. There is also a separate bathroom. Two bedrooms have french doors that open onto the front balcony.
The self-contained apartment, attached to the rear of the house, adds two more double bedrooms, a kitchen / living room and a further bathroom. The apartment can be used as a part of the main house via an internal connecting door.
At the top of the house is a large attic - currently a storage area but which offers space for the creation of several more rooms.
Outside there is a herb and salad garden, two vegetable plots, lots of planted beds, a vineyard, an orchard, a large field and various mature and recently planted trees. There is a car park at the front,, with space for four vehicles, There are two outbuildings - a 5x3m workshop, log store and outside bench and a 2x3m machinery shed.
Casa La Rocca has plenty of terraces and balconies. Along the front of the house is the front terrace above which is the front balcony. The front terrace is our preferred dining and relaxing location for much of the year. Running along the back of the house (the apartment) is another roofed terrace. The very large back balcony, with its bamboo covered gazebo,.is used by apartment guests. The back balcony is reached by an external spiral staircase or from the upstairs landing of the house.
Natural stone paving has been laid on three sides of the house and, out on the land, is the cobbled pizza piazza which has a pizza oven, stone seating, a water feature, lighting and planted areas.
We make and bottle about 250 litres of organic Montepulciano d'Abruzzo a year from our grapes. And the orchard yields around 1000kg of fruit a year.
Casa La Rocca is a wonderful place to live and, for our apartment guests, has proven a very popular destination for a peaceful holiday in magnificent countryside. We have earned 54 five star Tripadvisor reviews and repeat bookings have grown each year. We have also been awarded a Tripadvisor Certificate of Excellence.
Abruzzo is superb walking and mountaineering country and many of our guests spend time exploring the natural history on our doorstep. Stuart, one of the owners, wrote the only English language guide to exploring the region on foot - 'Walking in Abruzzo', published by Cicerone Press in 2011 and reprinted in 2014. The accommodation at Casa La Rocca is referenced in the book and many guests find us that way. Stuart is writing a new edition of the book due for publication in 2018.
The holiday accommodation business is established and successful with 16 weeks summer bookings taken in 2017. The two ensuite bedrooms offer the potential for developing an additional Bed and Breakfast business.
The house, the furnished apartment, outbuildings, grounds, machinery and holiday accommodation business are all included in the sale price. The refurbishments and alterations we have made have all been registered with the local land registry office and we await the energy efficiency certificate.
