The Manor farm is situated in the vicinity of Gagliano del Capo, a quiet town surrounded by the countryside of Salento but few hundreds metres from the state highway that leads to Leuca, that is only 6 km far.
The Manor farm dates back to the 1800; it was restored in 2012 and in 2015 there was another restoration of the apartment 3 and of the room 3; all done in a functioning way with high quality materials. The structure is divided in 7 units: 4 apartments and 3 bedrooms with bathroom, plus two technical rooms where there are the boilers, the electrical box, the hydraulic power unit and the one of the solar system (there are 4 big solar panels to heat the water).
The apartments are divided as follows:
Apartment 1: about 64,27sqm – lounge with a big starry vault with a grit kitchen corner, a double bedroom with starry vault, a large bathroom. On the upper floor there is a bedroom with barrel vault.
Apartment 2: about 39 sqm - lounge with a grit kitchen corner, a bathroom and a bedroom with barrel vault.
Apartment 3: about 39 sqm – restored in 2015, lounge with grit kitchen corner, a bathroom and a wide double bedroom; there is also a wide terrace overlooking the garden and the pool.
Apartment 4: about 87 sqm – it is the bigger apartment and it is on two levels. The ground floor has a wide open space with a grit kitchen, a small lounge and a guest bathroom; on the upper floor there are two bedrooms and a large bathroom. It has a wood beamed ceiling.
The bedrooms are:
Room 1: about 24 sqm: double bedroom with starry vault with bathroom, with an annexed private courtyard of about 22 sqm.
Room 2: about 23,5 sqm: double bedroom with barrel vault with big bathroom, with an annexed private courtyard of about 22 sqm.
Room 3: about 27 sqm: restored in 2015, double bedroom with large bathroom.
All the units have pvc window fixures, air conditioning and radiators; furthermore each one has an independent system for water, electricity and methane (so in case of a breakdown, you can close the damaged system and the other will still work).
The garden is about 1734 sqm; there are fruit trees, 46 olive trees, two stonework gazebos and an stonework infinity pool (lenght 15m, width 5m, h 1.70m) with mosaic tiles and stone steps. Inside the Masseria there is a building area of 349 sqm. All the perimeter is illuminated by spotlights placed in the bordering walls and street lamps.
At the entrance of the Manor farm there is a big iron gate plus three other entrances (one from the courtyard of the Room 1, one from the courtyard of the Room 2 and a big sliding gate).
The property is provided with a huge cesspit, because the town has no drainage system but it is connected to phytopurification. In this way there is an ecological and low-cost disposal and you don't need the intervetion of the cesspool emptier; anyway the connection to the drainage system is set up.
We have two Enel meters of 10 Kw each, two gas meters and two meters for the water main. Furthermore there are two water tank of 3000 liters each to guarantee the constant water flow.

The Lecce railway station is 60 km far.
