At 600 meters above Lake Como, totally facing South and the lake, a typical farmhouse in local stone of about 180 square meters on 3 levels, of which the currently inhabited part is 84 square meters, with 21,000 square meters of land: natural gardens rich in spontaneous and curative herbs, productive chestnut groves, birches for sap extraction, oaks for acorns, limes, wild cherries, blackberries, wild dogwoods and other essences, and about one hectare of wood. 
It is a 5-minute walk from Monte di Carate, surrounded by large meadows and woods sloping down to the lake. The farmhouse is completely autonomous and self-sufficient from the energy point of view, with a photovoltaic system for electricity and wood heating. The kitchen is equipped with gas cylinders, but the ideal would be to put an economic stove, given the inexhaustible source of wood. There are no utilities.  
The house enjoys a wonderful view of the first basin of Lake Como, which on winter days acts as a mirror reflecting the heat of the sun, while behind it is protected from cold currents thanks to the orography of the land.
It can be reached via a very steep 2.5 km mule track, which can be covered y a small off-road vehicle - included in the price - in 15 minutes, or on foot in 45 minutes. As it is not easily accessible, strong motivation is required.  It is partially to be restored. Most of the new roof tiles are already on site.  
Currently it is composed in the inhabited part, on the ground floor, by a large living room / kitchen, a bedroom, a central corridor, a bathroom, a large pantry. Above there is a large attic room of almost 50 square meters with an average height of 4.10m. In the basement there are two storage rooms with a height of 2.85m.  
There is a project already authorized in 2019 for restructuring and enlargement as a farm, for a total of over 300 square meters excluding terraces, with 3 double bedrooms, 2 bathrooms, walk-in closet, kitchen, cold room, two pantries, two large rooms (laboratory and warehouse), one of which is 3.70m high, and two basement storage rooms.  
There are also two other projects already approved, one for a stable closed on three sides, 10 x 4 meters (Scia of 09/2019, to be verified if still valid), and one to enclose an area of ​​about 3000 square meters around the house with a 200cm high fence (authorization of 2021) where most of the large meadows and the productive chestnut grove are located.   
It is equipped with a 9000 liter masonry cistern for rainwater, at 50 meters there is a source of drinking water and at less than 10 meters an ancient underground chamber, probably of Celtic origin, with a basin, to be restored, collecting filtered water from the mountain. There is a large reserve of mature horse manure.  
Ideal for those looking for a self-sufficient solution, with large cultivable spaces, interested in foraging, in an uncontaminated place that enjoys an excellent climate, away from the chaos, quickly and not easily accessible (35 minutes from Como and 25 minutes from the exit of the highway A9).
